Spacious 50 year-old stone house, renovated and in perfect live-in condition. Sunny south-facing position in a 1000m2 plot of land in central/west Asturias, 12km from Tineo and one hour from Oviedo and Asturias airport. The house was re-roofed in 2009 with red clay tiles and waterproof lining throughout. Renovated by the current owner (who has a renewable energy background from work in Britain) with a view to energy efficiency by letting in natural light and the installation of high specification insulation and sustainable, efficient heating.
The house has two floors and a loft:
The first floor of more than 100m2 is divided into a large and sunny open-plan kitchen and lounge, spacious hall and vestibule, five bedrooms and a bathroom. All rooms are accessed from the main hall, which also leads to a large covered area of approx. 40m2, formerly used as a hay store but currently in use as an open-plan family play area. The space has many other possibilities, such as the creation of additional rooms or a second bathroom (for which plumbing has already been installed).
A loft ladder gives access to the loft space, which spans the whole house and provides ample storage. Height of the loft is approx 2m. at the centre. Four roof windows provide natural light for the loft itself, as well as for the hall below through a number of glass 'windows' in the loft-floor.
The ground floor is a large open space underneath the entire house, formerly stables, but currently in use as a workshop and garage (fitting two cars comfortably). It has seven individual south-facing windows for letting in the natural light and provides plenty of options to reform for alternative use.
The house has oil central heating, but an important alternative heating source is the 7kW wood-burning stove of the famous Danish brand Morsø, 100% cast-iron and very fuel-efficient, which has been installed in the open-plan kitchen and lounge area but also heats the adjacent bedroom/study through the chimney piping system. All ceilings in the house have been insulated with high-spec 40mm polystyrene of the German brand BASF Styrodur and subsequently covered with attractive pine wood panelling. Hot water and central heating pipes have all been insulated, while the electrical installation has been upgraded throughout and 'made safe' to British standards (unusual for houses of this type in Spain).
The property has several additional outbuildings, including another stone barn, a henhouse and a Panera (granary store), which needs restoration. The house is south-facing and situated in an open sunny area in a small village with a beautiful old parish church. It has splendid views of the mountains, with natural forests (mainly chestnut and oak) in the immediate surroundings. The house is about an hour's drive from Oviedo/Gijón/Avilés and Asturias airport. Beaches and the nearest ski-station are less than an hour drive away.
Basic services (shop, chemist, hairdresser, bar etc.) can be found in villages nearby (within a 10 minutes? drive). Families with children have the choice between two rural primary schools (incl. pre-school) nearby, or two larger primary schools in Tineo (20 minutes drive). Tineo also has further services, such as a large secondary school, medical centre, sports facilities, music school, library, banks, hotels, restaurants etc. School transport from the village to the local schools nearby and the larger schools in Tineo is organised by the government and is free of cost.
The large town of Cangas del Narcea is approximately half an hours drive away, and has further amenities, including the regional hospital.
The area has broadband internet cover using a mobile modem device.
(Shown in the last 2 photos) there is also the possibility of buying another lovely stone house, also south-facing and with potential as a holiday home, some 50m from the main house and situated on a large plot of land of 13000m2.
